30-Storey ‘Bauhaus Condos’ Proposed for 284 King Street East

Following years of planning and an eventually shelved redevelopment plan, a new proposal is seeking rezoning to allow a 30-storey residential tower at 284 King Street East, between Berkeley and Ontario Streets in Downtown Toronto. Expected to enter marketing with the moniker ‘Bauhaus Condos’, the project from Lamb Development Corp aims to introduce 205 residential units to King Street East, in a slender tower designed by architectsAlliance.

Situated on the north side of King Street, the site is occupied by a 3-storey office building, which is sandwiched between much taller structures. In its place, the proposal—filed with the City of Toronto Planning Department earlier this month—introduces an 8-storey base building with a 22-storey tower volume above. On the upper levels, a narrow tower floorplate of approximately 491 m² would rise to a height of 101.05 metres (including a mechanical penthouse level).

Of the proposal’s gross floor area (GFA) of approximately 14,798 m², 14,622 m² would be allocated towards residential space, with the remaining 177 m² of floor area being dedicated to a single street-fronting retail unit. The remainder of the project’s ground floor is slated to house building services such as short-term bicycle parking, waste storage, and loading areas, as well as a double-height residential lobby.

Residential amenity spaces are being planned for the 2nd floor, including an outdoor terrace, a children’s play area, and a 252.5 m² area listed in planning documents as an interior amenity space. Below grade, Bauhaus Condos would be served by a 4-level underground parking garage containing a total of 48 parking spaces and 206 bicycle spaces.
